Can you still help if I'm going through foreclosure?
Yes. Going through foreclosure can feel overwhelming, but you don't have to face it alone. We can move quickly to present a fair written offer and lay out your options, just as we've done for other homeowners.
I inherited a property and feel lost.
You're not alone. We work with inherited homes regularly and can walk you through the probate process. Homes are reviewed as-is, and there's no need to live nearby — we can handle the details.
Do I have to clean?
Not at all. Leave behind whatever you don't want — furniture, appliances, debris — and we'll handle everything after closing.
How do I know if your offer is fair?
We walk you through how we calculate the number so you can see exactly how we got there. Comparable sales, condition, repair costs, and selling costs are all shown to you in writing.
Do I pay any fees or commissions?
No. There is no agent commission on our purchase and no listing or marketing fees. On most transactions we also cover the standard closing costs charged by the title company.
Am I obligated to accept the offer?
Never. Requesting an offer costs nothing and creates no obligation. Many homeowners compare our offer with a traditional listing before deciding.
Which states do you buy in?
All 50 states. Our acquisitions team is nationwide and we close through licensed local title companies or real estate attorneys, depending on your state's practice.
Is JL Home Sale a real estate agent?
No. We are a real estate investment company. Depending on the property, we may purchase it ourselves or work with another buyer in our network. We are not acting as your broker or agent, and we may assign or resell a purchase contract.
How fast can you close?
Many of our purchases close in a few weeks, and we can also work around a longer schedule. The process is flexible and built to make things easy on you.
